Rental General Terms and Conditions

All prices shown are in € Euros. You should be over 18 years old to book and sign a short stay contract. Id evidence shall be scanned and send before your arrival.

Arrival –CHECK IN
Time for arrival is from 4 pm and before 8 pm.
Arrivals on Sundays, bank holidays and between 8 and 11pm have an extra-charge of 30€ to be paid at signing the contract. All arrivals beyond these hours need to be agreed prior to booking and may have a cost of €50.-
You are welcome to request any suitable early check-in subject to availability.
The period rented is for the exact day stated in the contract and booking proposal. A staff member will meet you at the apartment, check the inventory, give you the keys, instructions (if any) and sign the contract. The price agreed shall be paid in cash at the signing of the contract. (remember, NO CASH, NO CHECK IN!).
At least a week before your arrival, we will arrange a meeting point and time. We will provide a mobile number to contact us in the event you have a delay or your flight is delayed at departure. Please send a text message to our mobile as soon as you have any delay or could be arriving late.
Should you not turn up or get in touch with us after 24hs. from time of arrival, we will take this as a cancellation of the booking.

Departure- Check Out:
The check out will be from 9 am to no later than 11 am the day of the departure.
Departures on Sundays, bank holidays and between 7 to 9 am have an extra-charge of 30€ to be deduced.
If guests need to leave the apartment after 11am or before 7am: the keys should be left on the table, door locked and provide a bank account to transfer back the deposit, provided the apartment is in the same conditions as in arrival Leaving the apartment before the end of the agreed period does not entitle any compensation.

1. Price: all prices are in Euros and NET. Companies requesting invoice with VAT shall request it before booking and add %18 to the price. Price includes linen and towels. Unless stated price includes water, community charges, council tax, and all other possible fees or cost. (Except electricity- clause 7).


2. Booking: A deposit is required to reserve the apartment, and shall be done according to the booking procedure by bank transfer to the owner’s bank account (Ensure a NET amount). Booking shall not be secured until the booking procedure is completed, and particularly if we do not receive all scanned copies of passports or ID of the client and guests staying in the property. The client bank transfer of the deposit implies full acceptance and knowledge of the Rental General Terms and Conditions.

3. Deposit: The deposit requested to secure booking, shall respond for any damage or charge according to the Rental General Terms and Conditions. Generally such deposit will be refunded in full after inspection of the undamaged apartment the day of departure provided the apartment is in the same conditions as in arrival. If the guest not possible to check the apartment at the time of departure, we will refund the deposit within 4 days by bank transfer (net amount shall be sent and we are not responsible for any bank charges or commissions). The client and all guests shall respond for any damage exceeding the deposit amount. We will hold the deposit until we have had time to check out the apartment and in case of late departure after 11am, not having left the property vacant or in the agreed conditions we do not repay the deposit.
At the end of the rental period the client is to vacate the property and return the keys to the staff member. Lost keys have a charge of €25. The client and all guests shall be responsible for legal consequences even from future guests that have booked the apartment, all expenses and costs, and a penalty of €200 per day in which the apartment possession or keys are being retained.
(You are welcome to request late check out at any suitable times subject to availability without any additional cost!!).
4. Guests: Identity of the guests: You must be 18 years of age or older. Identification - We require your home address and an ID number or passport. A scanned copy of all the guests must be sent by email before arrival. We do not confirm bookings until we receive full documentation of guests.
Number of guests: the client will inform the number of guests included within the booking. Unless otherwise agreed, only the number of persons indicated by the client when booking shall be authorised to use the apartment. The number of persons who may use the apartment may not exceed the number of persons allocated for each apartment.. Pets are only allowed where permission has specifically been granted. In the event of any infringement of the aforementioned obligations, the agency, Oryas Villas, at its sole discretion will be entitled to request the client to leave the apartment, and the client shall have no right to claim any type of compensation.

5. Conservation –Damage: The inventory of the premises will be given to the client when he enters the apartment; the guest should notify us anything missing within 48hs of arrival with his observations. You should notify us as soon as practicable of any damage to the premises.
If the guest has an accident, she/he should make it good if possible – i.e. by buying a replacement of equal value –or by paying us the cost of repair or replacement.
Oryas Villas SLL is not liable under any circumstances for loss, theft or damage to the occupants or clients and/or their property and belongings.
The guest should not keep any animal or birds in the premises without the previous authorization. Inflammable, explosive, corrosive or radioactive materials are strictly forbidden. It is forbidden to use any appliance, which may cause an unreasonable increase in consumption of electricity, water or gas, without the previous authorization.. The client should maintain and leave the premises in a clean and tidy condition, and should care for all items included in the letting.
The guest may not to remove any furniture or effects from the premises. The guest should allow us to enter, view the state of repair and to carry out repairs, even when the tenant is not there. We reserve the right to deny occupancy, evict, and refuse refund at any time to anyone who appears to be detrimental to the property.

6. Conduct – Behaviour: The client shall comply with the By-Laws applicable in respect of the premises and its environment. It is not permitted to interfere, or cause or permit interference with the reasonable peace, comfort or privacy of neighbours. Please keep noise down between 11pm and 09 am. Also it is normal to keep the noise during siesta time – mid afternoon. (2 -5 pm).
The client signing the contract will be liable for the correct and decent behaviour of all the persons accompanying him/her. Any disturbances, loud music and parties are very clear: ALL ARE STRICTLY FORBIDDEN. Guests staying in the apartment should know that if parties or loud music are heard, or neighbours complain and/or police are called, it can result in immediate eviction regardless of the time of day or night. This will also result in loss of prepaid rent and refundable damage deposit. Also note that by booking with Oryas Villas you have already accepted our terms and conditions and will therefore be expected to abide by these rules. You will also be expected to sign these rules upon check-in on your arrival day. Should that person, or any of the persons accompanying him/her not behave in a suitable and responsible way, Oryas Villas shall be entitled to request the client and the persons accompanying him/her to leave the apartment without the right for the latter to claim any type of compensation. No animals are allowed to enter the property.

7. Cleaning: The client should leave the property in similar condition he/she received it. In particular: taking out all garbage, washing and putting away all dishes, empty refrigerator. The sheets used in the last night should be left inside the washing machine or in the bathroom. In the event furniture has been changed from place, the client must leave all objects in the original place. We do not repay your deposit, if the apartment is left in an unsatisfactory way. Any of this tasks not fulfilled will have a charge for cleaning stipulated in the contract.

8. Electricity: Unless specified in the contract, there is a certain amount of kilowatts included in the rental price that shall be indicated in the contract. Any excess or irresponsible use shall be deducted from the deposit.

9. Cancellation Policy: All reservations are non-exchangeable, non-refundable and non transferable. The signing of the contract implies full acceptance and availability of the apartment. In the event a rental property becomes unavailable after being booked for reasons beyond our control or decisions of the owner, ORYAS VILLAS will strive to accommodate the client providing a property of similar characteristics if available. Oryas Villas is not responsible for the owner’s decision or actions and shall not respond to any claims nor damages due to owner’s decision.
